Letting with confidence.
Five points owners should consider when letting.
The right rent
A market rent is guided by comparable flats and the rent index (Mietspiegel). Set too high, the flat stays empty. Set too low, it gives away income for years. Dresden has a rent cap (Mietpreisbremse) and a reduced cap on rent increases.
Careful selection
A tenant self-disclosure, proof of income and a credit check are part of it. Equally important is the personal conversation: are tenant and flat a good match?
A sound contract
A complete, up-to-date tenancy agreement protects both sides. It includes clear provisions on service charges, cosmetic repairs and the deposit.
The handover report
Meter readings, keys and the condition of the rooms are recorded at handover, ideally with photos. This avoids misunderstandings later.
The deposit
The deposit secures your claims and is held separately from your own assets. Its amount and method of payment are set by law.
