Our observations

A market finding its balance.

More contracts, less money

In 2025, the expert committee registered around 11% more property transactions in Dresden than in the previous year, while turnover fell slightly to €1.92 billion. Buyers are back, but with smaller volumes per contract.

New builds and existing homes are far apart

A new apartment costs around two and a half times as much per square metre as a resale one. For existing properties, location drives the price more than the year of construction.

Supply is getting tighter

In 2025, 4,675 homes were approved in Dresden, but only 973 were completed. This keeps new-build supply tight and supports prices of well-located existing properties.

Radebeul leads the Elbland

In 2025, a detached house cost a median of €480,000 in Radebeul, €293,000 in Coswig and €245,000 in Meissen. Standard land values in Radebeul have risen by around 4% since 2024.
