Your investment. Back to the market, well placed.
Many investors bought in Dresden, Leipzig and Saxony ten or more years ago, often a listed building or a new build. Manfred Braun has been handling investment properties in the region for around 20 years, from purchase to resale. He knows the properties, the buyers and the process.

A sale that has to add up.
Selling a let apartment means selling an income. Buyers look at rent, tenancy agreement, service charges, reserves and the condition of the common property. We prepare these figures so that an investor can assess them quickly and with confidence.
With listed buildings, the first buyer has usually already used the special depreciation. The next buyer therefore calculates differently. We know both sides and approach the buyers your property suits: investors from our network, owner-occupiers or long-term holders.

Your questions, briefly answered.
Is the sale tax-free after ten years?
For property held privately: if more than ten years lie between purchase and sale, a gain is generally free of income tax in Germany (§ 23 EStG). The dates of the notarised contracts are decisive. With a shorter holding period, a gain may be taxable. Please clarify your case with your tax adviser.
Can I sell the apartment while it is let?
Yes. The tenancy passes to the buyer with all rights and obligations. For investors, an existing tenancy at a market rent is often an advantage.
What happens to my loan?
If the fixed-rate period is still running, the bank may charge an early repayment fee. We agree the timing with you. Your bank will provide the exact calculation.
Do you also sell outside Dresden?
Yes. Our focus is Dresden and the surrounding area. Manfred Braun also handles investment properties in Leipzig and throughout Saxony.
What does your valuation cost?
The valuation is free of charge and without obligation.
