Investment property: what matters.

Location, figures and risks. What investors should check before buying.

Location before yield

A property cannot be moved. A good location secures lettability and value in the long term. A seemingly high yield in a weak location often comes at a high price.

The real figures

The calculation includes not only purchase price and rent, but also acquisition costs, non-recoverable costs, maintenance reserves and financing.

New build, listed building or existing property

Each has its own strengths. New builds offer low maintenance and energy efficiency, listed buildings distinctive architecture and their own tax treatment, existing properties often immediate rental income.

Discussing risks openly

Vacancy, maintenance, interest rate changes and future saleability belong in every honest conversation about an investment.

Our advice

Take your time, review all documents and have tax questions clarified by your tax adviser. Manfred Braun will gladly discuss your situation with you in person.
