Dresden is Europe's most important location for the semiconductor industry. What this means for housing demand and for investors.

Silicon Saxony

Numerous microelectronics companies operate in the greater Dresden area, from large semiconductor plants to specialist suppliers and research institutes. For years the cluster has been known as Silicon Saxony and is regarded as Europe's largest microelectronics location.

New plants, new people

The new sites and expansions of recent years are creating thousands of jobs, both directly and at suppliers. Skilled workers are arriving from across Germany and abroad. All of them need housing, often to rent at first and later to buy.

What this means for the housing market

Demand is for well-connected, modern, medium-sized flats, above all in northern Dresden, in the Neustadt and in towns with short links to the plants. At the same time, far less new housing is being built in Germany than in previous years. Together, both factors support demand for good existing property.

A sober view of the opportunities

A strong location is no guarantee for every single flat. Location, purchase price, condition and rent remain decisive. Investors should calculate conservatively and plan honestly for vacancy, maintenance and financing.

Our advice

If you want to invest in Dresden, you should know the micro-location precisely. Manfred Braun will gladly discuss with you which locations and properties suit your strategy.
