Price development
Dresden has seen significant growth in values over many years. After interest rates rose from 2022, prices fell in many segments and then moved sideways. Good locations and energy-efficient, modern properties held up better than properties in need of renovation.
Why locations differ so much
On the Elbe slopes in Loschwitz and Weißer Hirsch, in Blasewitz, Striesen and the Preußisches Viertel, supply is permanently scarce. In the Neustadt and the north of Dresden, many investors are looking. On the outskirts and in the surrounding area, prices are more moderate. Even within one neighbourhood, street, floor and condition make a noticeable difference.
Reliable sources
The expert valuation committee (Gutachterausschuss) of the state capital Dresden regularly publishes a property market report with prices actually paid. Standard land values (Bodenrichtwerte) are available free of charge on the BORIS Sachsen portal. Asking prices on property portals, by contrast, only show what sellers ask, not what buyers pay.
Rents in Dresden
The City of Dresden's qualified rent index (Mietspiegel) is the key reference for rents in existing properties. Dresden applies the rent cap (Mietpreisbremse) and a reduced limit on rent increases (Kappungsgrenze) of 15%. For investors, the ratio of purchase price to achievable rent is decisive.
Your price
An average figure helps you get your bearings but says little about your property. We compare your property with actual sales in your neighbourhood and explain our assessment to you in person, free of charge and without obligation.
