Living in Pieschen

Getting to know Pieschen.

Pieschen lies on the right bank of the Elbe, north-west of the Neustadt.

With the first long-distance railway and the harbour, the village became an industrial and working-class district in the 19th century. Today the area is shaped by three-storey Gründerzeit houses, the half-timbered village centre of Altpieschen and new flats along the Elbe.

Between 1834 and 1890, Pieschen grew from a few hundred to more than 12,000 residents.

Our Assessment

Pieschen from our perspective.

Pieschen has retained its authentic character: period neighbourhoods, the harbour and direct access to the Elbe, plus a community that is visibly evolving.

In demand are the area around Konkordienplatz, Oschatzer Straße and Altpieschen. Leipziger Straße and Großenhainer Straße are noisier.

Buyers here include young families, creatives and couples looking for an alternative to the Äußere Neustadt, as well as investors with an eye on further development.

We pay attention to rail and road noise, the structural quality of each building and, for properties near the Elbe, flood risks.

Our advice for owners: in Pieschen, buyers pay for quiet, light and a well-run owners' association. These points should be clearly highlighted in the property brochure (exposé). We advise buyers to look closely not only at the district but at the street and the building, because in everyday life the quiet corners around Konkordienplatz and the main arterial roads are worlds apart. Anyone buying near the Elbe should know the building's flood protection measures.
