Getting to know Blasewitz.
Blasewitz lies on the left bank of the Elbe, about four kilometres east of the Altstadt, right by the Blaues Wunder bridge opposite Loschwitz.
In the Gründerzeit, the former fishing and wine-growing village became a favoured address for wealthy Dresdeners. Together with Loschwitz and Weißer Hirsch, Blasewitz forms one of the largest continuous villa districts in Germany. Because the destruction of 1945 largely ended at Fetscherstraße, much of the historic architecture has survived.
Friedrich Schiller immortalised Blasewitz in “Wallenstein’s Camp”.

Who Blasewitz suits
Families, owner-occupiers with high standards for location and architecture, and anyone who wants to live quietly yet close to the city.
Blasewitz in our view.
Blasewitz combines what rarely comes together in Dresden: villas with history, the Waldpark, the Elbe on your doorstep and still a daily life with short distances. This established elegance is why the location has been sought after for generations.
The quiet villa streets are in particular demand, such as Goetheallee, Prellerstraße and the area around the Waldpark. Around Schillerplatz it is livelier, while traffic is noticeable on Loschwitzer Straße and the main roads. For the value, this often matters more than the district name.
Buyers here are families, entrepreneurs and doctors who want a prestigious home, and increasingly owners moving from their own house into a spacious flat.
What we check for every property: listed status and the actual state of renovation of a villa, the position relative to flood areas near the Elbe, and noise and the shape of the specific plot. Two addresses on the same street can differ considerably here.
Our advice for owners: a villa or villa flat in Blasewitz does not sell on the district name, but on its history, its condition and its exact location. Complete documentation on listed status, renovation and the plot pays off in negotiations. We advise buyers not to assess quiet villa streets and main roads by the same standard.

Selling and buying in Blasewitz.
Blasewitz is one of Dresden's most sought-after locations, and supply is consistently scarce. Typical properties are villas, flats in divided town villas and high-quality new builds on infill plots. According to the local valuation committee (Gutachterausschuss), the Blasewitz submarket is among the most expensive in the city for new-build flats. For properties near the water, we review with you the position relative to flood zones and insurability before you decide.
If you are selling in Blasewitz, base the price on actual sales in the neighbourhood, not on asking prices from property portals. Many of our buyers are looking specifically here and are informed before a property appears publicly.
