What is my property worth?
Five factors that determine the price, and why an online calculator is only a start.
Location
Location is the most important factor. It includes the district, the street, the neighbourhood and transport links. In Dresden, two streets in the same district can differ noticeably.
Condition and fittings
How well kept is the property, and when were the roof, windows, heating and bathrooms last renewed? Buyers factor in upcoming investment very precisely.
Floor area and layout
It is not only the square metres that count, but how usable they are. Buyers often value a well-designed, bright layout more highly than additional space.
Comparable sales
A sound assessment is based on actual sales of similar properties nearby, not merely on asking prices from property portals.
The market right now
Interest rates, demand and supply change. A valuation is therefore always a snapshot and should be up to date before a sale.
