Selling the family home.

Between memories and decisions: how siblings can find a good way forward together.

More than a property

Selling the house you grew up in is rarely just a financial question. Every room tells a story. That is why it helps to take your time and go through the steps deliberately.

Formalities first

Establish who the heir is, by will or certificate of inheritance (Erbschein), and have the land register (Grundbuch) corrected. This is free of charge within two years of the death. Secure the house, inform the insurer and keep an eye on running costs.

Deciding together

In a community of heirs, everyone decides together. A neutral valuation creates a fair basis for discussion: will one person take over the house and buy out the others, or will it be sold? In the event of disputes, early legal advice is worthwhile.

Clearing out calmly

First secure documents, photos and keepsakes. Only then comes the house clearance and minor repairs. An empty, clean house is easier to show.

Our advice

Many of our clients no longer live in Dresden. We take care of valuation, documents, viewings and the sale on site, and keep all siblings equally informed.
