What an estate agent does

A good agent values the property realistically, prepares the documents, produces a property brochure (exposé) with professional photographs, approaches suitable buyers, checks their creditworthiness, conducts viewings, negotiates and accompanies you through to handover. Many owners achieve a better price this way, with less effort and risk.

Agent's commission

Since the end of 2020, the following applies to the sale of flats and single-family houses to consumers: if the agent works for both sides, both pay the same commission. If only the seller instructs the agent, the buyer may bear no more than half. The agency agreement must be in text form. For residential lettings, the client pays principle (Bestellerprinzip) applies: whoever instructs the agent pays the agent.

Finding the right agent

Look for a licence under Section 34c of the Trade Regulation Act (GewO), genuine local knowledge, verifiable references and a realistic rather than flattering valuation. Ask who exactly will look after you and how the property will be marketed. A conspicuously high price in the first meeting is not a good sign.

Sole agency and term

With a sole agency agreement, you instruct only one agent for a set period. This creates commitment and prevents your property from appearing several times at different prices. A term of a few months is usual.

Selling without an agent?

A private sale saves the commission but costs time: valuation, documents, enquiries, viewings, credit checks and negotiation are then all down to you. If you know the market well and have the time, it can be done. For most owners, professional support is worthwhile.

Frequently asked questions

Estate agents in brief.

What does your work cost when selling?

We work on a success basis. Commission is only payable once the purchase contract is signed at the notary. For flats and detached houses, it is shared by law between buyer and seller. We discuss the exact amount transparently at our first meeting.

How is the agent's commission shared when buying a house or flat?

If the buyer is a consumer and the property is a flat or detached house, the rule since the end of 2020 is: if the agent works for both sides, both pay the same commission. The buyer may not bear more than half.

Why an estate agent rather than a private sale?

A good estate agent knows the market and the buyers, sets a realistic price, checks creditworthiness, filters viewings, negotiates and accompanies you through to handover. Many owners achieve a better price this way, with less effort and risk.

Who will be my contact?

Madeleine Braun for selling, letting and buying residential property, Manfred Braun for investment, investment property, new builds and projects. You have one dedicated person from the first meeting to the notary appointment.

What is a sole agency agreement?

You instruct only one agent for a set period. This creates commitment: we invest in photography, marketing and outreach, and your property does not appear several times at different prices. You yourself usually remain free to sell privately.

What happens if the property does not sell?

Then you pay us no commission. Our work only pays off for us if your property is sold successfully. That is why we only accept instructions where we believe in success.

How do I recognise a good estate agent?

By a licence under Section 34c of the Trade Regulation Act (GewO), local knowledge, verifiable references, a realistic rather than flattering valuation and a dedicated contact person. Ask exactly how the property will be marketed.

Which regions do you cover?

Dresden and the surrounding area, especially Radebeul, Meißen, Freiberg and the towns in between. For investment properties and projects, beyond that as well.

How quickly do you respond to enquiries?

Usually within one working day, personally from Madeleine or Manfred Braun.

Can I change my estate agent?

Yes, once an agreed sole agency has expired, or at any time under a simple, non-exclusive instruction. When a property has been on the market too long, a fresh start with a new presentation and a reviewed price is often the key.
