Proof of inheritance
Certificate of inheritance (Erbschein) or notarised will with the probate court's record of opening.
Land register
Current land register extract (Grundbuchauszug). After the inheritance, the land register is corrected in favour of the heirs.
About the property
Energy performance certificate, floor plans, living area calculation and documents on modernisations, where available.
For flats and rental properties
Declaration of division (Teilungserklärung), minutes of owners' meetings, service charge statement and current tenancy agreements.

Do I need a certificate of inheritance?
To transfer the land register entry to the heirs, you need a certificate of inheritance (Erbschein) or a notarised will with the probate court's record of opening. If the correction is applied for within two years of the inheritance, it is free of charge.
What applies in a community of heirs?
All heirs decide on a sale together. On request, we speak with each co-heir, value the property neutrally and so create a common basis.
Are taxes due on the sale?
This depends, among other things, on how long the property has been in the family's possession and how it was used. Please clarify tax questions with your tax adviser; we are happy to work with them.
I do not live in Dresden. Do I have to travel?
No. We handle viewings, key handovers and coordination on site and keep you informed by phone or video. A power of attorney is possible for the notary appointment.
